A new gem is being created for Cologne's old town. The construction of an office and commercial building with 6,000 square metres of rental space is planned on the plot at Am Heumarkt 55 / corner of Gürzenichstrasse in a highly visible corner location. The project developer and owner of the property is the Hamburg-based company HANSAINVEST Real Assets. The new building with its striking roofscape will blend harmoniously into the historic surroundings, but will also provide impetus for sustainable, collaborative and productive work, shopping and leisure.
The design envisages a finely structured structure with upper floors that allow for flexible office use. A mix of retail and catering is planned for the ground floor. Storage and technical areas, bicycle storage and an underground car park will be created in the basement. There will also be mobility facilities such as e-charging points for cars and e-bike charging stations. The latter are part of the comprehensive sustainable planning concept. There will also be extensive greenery and a photovoltaic system around the exclusively usable roof terrace with a view of the cathedral.
A strong focus was also placed on the future functionality and flexibility of the rental space. At the tenants' request, both individual offices and NewWork spaces are possible.
The design by Thomas Kröger Architekten also envisages a timber hybrid construction. The architectural firm prevailed against five other offices in a so-called workshop process. In addition to the project developer, the expert jury also included representatives from politics and Cologne's city administration.
The existing building is currently being demolished. Building construction is scheduled to begin in summer 2025, with completion scheduled for the end of 2027.
